The study was done, it's literally the focus of this post. ![]() The people who claim there were be a heavier tax burden use an extreme amount of theoreticals for future costs while ignoring current expenditures (when they bother to provide numbers at all).I just can't help but thinking that both sides are working really hard to obfuscate what it is they actually want from this. At least the efficiencies have grown - the tax bill for TWP is less than the HOA bill was nearly 20 years ago. Anyone who talks about the "township form of government" is being disingenuous - it's still just the deed restrictions, which enable the various RDRC standards and rules. It is a taxing authority which made a deal to take over the HOA functions. "The Woodlands Township" is the renamed and expanded Town Center Improvement District, a Special Purpose District (as the graphic says). Just a concrete example, I am sure there are many. ![]() Based on the people I've seen with the anti-incorporation flyers, I suspect that they might welcome a noise ordinance, so it's a bit dissonant. Why? Because counties cannot enact noise ordinances. So, for instance, there will never be a noise ordinance. When you're located in an unincorporated area of a county, the county laws (and state laws, of course) are all you get.
